The Built-up roof is designed for durability and has a thicker and stronger membrane as compared to most roofing options. The biggest disadvantage to this type of roof is it’s inflexibility. This type of roof doesn’t hold up as well to extreme weather. Modified Bitumen Roof
You’ll find that this type of roof has similar disadvantage and advantages as the classic roof system discussed above. Although, there is one strong advantage to this type of roofing system – it performs far better in cold weather conditions. It has been developed to become flexible when the temperature drops making it less likely to crack and fracture in extreme temperatures.
There are a couple types of modified bitumen roofing. There is plastic based and rubber based roofing system. A torch is typically used to install the plastic based membrane whereas the rubber based membrane is installed by using hot asphalt or a cold adhesive. Most of these types of roofing systems have a granulated surface so they weigh less than the built-up roofing system. Another advantage to this type of roof is that it can be added as a cap sheet over an existing built-up roof.
Single Ply Roof
This type of roof is just as the name suggests. It is made up of a single layer of elastic or plastic material. Since there is only one layer this type of roof is thick. There are a couple types of single ply roofs, thermoset membranes and thermoplastic membranes. The thermoset membrane is layed out and the seams are sealed with an adhesive. The thermoplastic membrane’s seams are welded sealed with heat or a solvent. Because of the light weight material a s single ply roof covering is typically used to re-covering. A disadvantage to this type of roof is that it is quite pricey.
Metal Roof Covering
Metal roofing has come a long way and is no longer limited to large, leaky sliding panels that are attached together and then secured to the frame with nails or screws. Today’s metal roofing offer a more secure and concealed clip that can expand and contract. One of the biggest advantages to metal roofing systems is their long life expectancy. The metal is treated so that it doesn’t decompose or break down even in some of the harshest weather conditions. Metal roofing materials now come in a wide variety of colors which can really enhance the aesthetics of your building. You’ll also find that some metal roof options will come with a 50 year warranty. One of the disadvantages of metal roofing is that it can be more susceptible to leaks if it is not installed properly. Finding a company that has experience with metal roofing is important.
